Smoke ventilation at Lion Match redevelopment from SE Controls

A new national headquarters for JT Ross, the company behind the extensive redevelopment of the former Lion Match Company site in KwaZulu-Natal (KZN), South Africa, is using window automation and control solutions from SE Controls Africa as part of the building’s extensive smoke ventilation system.

Designed by Dean Jay Architects, the Lion Match development provides more than 17,000 sq.mtrs of office space. It has attracted a range of major businesses, including the developers themselves, who have refurbished and extended an existing building which incorporates the new window automation system.

Working closely with specialist fire systems installers, Curvent International, SE Controls supplied 20 x SECO N 24 25 twin chain actuators, each with a 350mm stoke length, together with 2 x SHEVTEC control panels & manual control point (MCP) fireman’s over-ride switches, which automatically operate the windows on the fifth floor. 

In the event of a fire, the windows are automatically opened by the SE Controls’ chain actuators to provide ‘make-up’ air to the building, which replaces the hotter smoke filled air being vented from the offices by the smoke ventilation system.
